At the beginning of our real estate career (2006) when we worked with buyers, we did it like how most REALTORS do it by utilizing the "Go and Show" method!  You know how that works, a buyer calls in and wants to see a house, you meet them at the property with the magic key to let them in, and then you pray that they want to write an offer.  After getting burned a couple of times and wasting a lot of our time, we quickly realized that there was a better way.

 

Starting in our second year, we changed our business model in how we were work with buyers and basically decided to mirror how we work with sellers.  Prior to working with a buyer we required two things; a buyer consultation and a signed buyer agency agreement.  Since then we have held over 600 Buyer consultations and here's the amazing thing, after the consultation 95% of the time the buyers signed the buyer agency agreement to work exclusively with us!

With the recent changes to the real estate market, it's important for agents to change the way they are currently working with buyers.  If they don't, it may be difficult for them to survive in this new market.

We strongly believe that the best way to show your value to a potential buyer is to have a strategy session first!  By doing so, it's gives you an opportunity to not only show your value, but to educate, to set proper expectations, as well as a lot more.  If done properly, you would not only be able to get the buyer to sign the buyer agency agreement, but you would also be able to get them to sign it at the compensation you desire!  

 

Since we have been doing this successfully for over 17 years we want to give back to the real estate community!  We have consolidated our 6 week "Boot Camp" into a 3 hour crash course on "How" we did and currently still do it!
